Welcome to Direct Stay Bookings. By using our service, you agree to these terms. Please read them carefully.

1. Service Description

Direct Stay Bookings is a directory service that connects vacation rental guests with property owners for direct booking arrangements, particularly for extended stays of 30+ days.

2. For Guests

Our Service is Free: Guests can search our directory and access property owner contact information at no cost.

Booking Arrangements: All booking arrangements are made directly between guests and property owners. Direct Stay Bookings is not party to these arrangements.

Appropriate Use:

• Use the service for legitimate extended stay inquiries
• Approach property owners professionally and respectfully
• Comply with all applicable platform terms when using Airbnb or Vrbo
• Complete your first booking through the original platform when applicable

3. For Property Owners

Listing Requirements: Property owners must:

• Have legal authority to rent the property
• Provide accurate contact information
• Respond to guest inquiries in a timely manner
• Report bookings that result from our service

Fees (Manual Launch): Property owners pay a flat fee per booking via manual Stripe invoice after each confirmed booking. First booking is free for founding members.

Fees (Automation Roadmap): When card-on-file launches, the same flat fee will be charged automatically through Stripe; updated terms will be provided before activation.

Platform Compliance: Owners acknowledge they will not use our service to circumvent existing platform obligations or contracts.

4. No Warranties

Direct Stay Bookings provides information "as is" without warranties. We do not:

• Verify property owner identities
• Guarantee property availability or quality
• Process payments or bookings
• Provide insurance or dispute resolution
• Guarantee any particular outcome from using the service

5. Limitation of Liability

Direct Stay Bookings is not responsible for:

• The condition, safety, or legality of any property
• Conduct of property owners or guests
• Any disputes between property owners and guests
• Financial losses from bookings or cancellations
• Accuracy of information provided by property owners

6. User Conduct

Users agree not to:

• Use the service for illegal purposes
• Harass or spam property owners or guests
• Provide false or misleading information
• Attempt to circumvent our fee structure
• Scrape or collect data from our platform

7. Privacy

Your use of Direct Stay Bookings is also governed by our Privacy Policy.

8. Changes to Terms

We may update these terms at any time. Continued use of the service constitutes acceptance of updated terms.

9. Termination

We reserve the right to suspend or terminate access to our service for violation of these terms.
